Ontario Vacant Home Tax: What Homeowners Need to Know This Year

As we head into the final stretch of the year, I wanted to share a quick but important reminder about the Ontario Vacant Home Tax Program. The declaration window has been extended, giving homeowners even more time to complete the process. You can now submit your declaration anytime between November 1, 2025, and April 30, 2026, plenty of breathing room to check this off your list!

A New, Easier Way to Declare

Starting November 1, 2024, Ontario rolled out a new online portal designed to make the declaration process straightforward and stress-free. It’s simple to navigate and lets you submit everything in one place.

What You’ll Need

Before you begin, gather the following information for each property you own:

  • Property address
  • Property Tax ID number
  • Owner details (name and contact information)
  • Occupancy status whether the property is occupied, vacant, or available for rent
  • Any supporting documents, such as proof of occupancy or rental agreements

Why This Matters

Failing to submit your declaration could lead to hefty penalties, including a 3% tax based on your property’s assessed value. A quick declaration now can save you from an unexpected bill later.
